Asbestos is a naturally occurring mineral that was widely used in construction materials due to its fire-resistant, durable and insulating properties. It was commonly found in building products such as ceiling tiles, insulation, flooring and roofing materials, as well as in industrial materials such as pipes and boilers.

However, when asbestos-containing materials are disturbed or damaged, they release microscopic fibers into the air which can be easily inhaled. These fibers can penetrate the lungs and remain there for years, causing a range of serious respiratory diseases, including mesothelioma, lung cancer and asbestosis.

Due to the prolonged latency period of asbestos-related diseases, symptoms may not become apparent for 10-50 years after exposure, making it difficult to diagnose and treat. Therefore, it is crucial to identify and manage asbestos in properties to avoid its harmful effects.
