Asbestos and Its Risks

Asbestos is a naturally occurring mineral that was widely used in the construction industry for its fire-resistant and insulating properties. It was commonly used in buildings built before the year 2000, but it was banned in 1999 due to its health risks.

When asbestos-containing materials (ACMs) get damaged or disturbed, they release tiny fibers into the air that can be inhaled. These fibers can cause serious health problems, including lung cancer, mesothelioma, and asbestosis. Inhaling asbestos fibers can also cause other respiratory problems, such as difficulty breathing and coughing.

Types of Asbestos Surveys

There are two main types of asbestos surveys: management surveys and refurbishment and demolition surveys. Each survey serves a different purpose and is conducted at different stages of a building's lifecycle.

Management Surveys

Management surveys are carried out to locate asbestos within the building and assess the risk of exposure. They are primarily used to manage the asbestos rather than remove it, as long as it is in good condition and not likely to be disturbed.

During a management survey, our surveyors will inspect all accessible areas of the building and take samples of any suspected ACMs. The samples are then sent to a UKAS-accredited laboratory for analysis. The results of the survey will be compiled into a management plan that outlines the location of the ACMs, their condition, and recommendations for managing the asbestos safely.
