Asbestos is a naturally occurring mineral that was widely used in the building and construction industry in the UK until the late 1990s. It was added to many building materials, including insulation, roofing, flooring, and acoustic tiles, to name a few.

In its natural state, asbestos is harmless. However, when disturbed, it releases tiny fibers into the air. These fibers can cause serious lung diseases, including lung cancer and mesothelioma, if inhaled over a prolonged period.

The Control of Asbestos Regulations 2012 requires all non-domestic properties built before 2000 to undergo an asbestos survey. If you are planning to refurbish or demolish your property, you will also need an asbestos survey to determine whether any asbestos-containing materials (ACMs) are present.

• Management Survey: This survey is intended to locate the presence and extent of any ACMs in a building that could be disturbed during routine maintenance or daily occupancy. The survey aims to identify the location, type, and condition of ACMs found in the premises.

• Refurbishment/Demolition Survey: This survey is necessary when a building is undergoing renovation or demolition. The survey aims to locate and describe, as far as is reasonably practicable, all ACMs in the area where the work will take place or adjacent areas, which could be disturbed by the proposed work.
