Asbestos is a mineral fiber that was widely used in building materials due to its strength and heat-resistant properties. However, when asbestos-containing materials (ACMs) are damaged or disturbed, they release airborne fibers that can be inhaled and cause serious health problems, such as lung cancer, asbestosis and mesothelioma.

The Health and Safety Executive (HSE) requires all buildings constructed before 2000 to have an asbestos survey conducted before any refurbishment or demolition work is carried out. Failure to comply with this regulation can lead to hefty fines and legal action.
