Asbestos is a naturally occurring mineral that was widely used in construction until the 1980s due to its fire-resistant and insulating properties. It was commonly found in roofing, insulation, flooring, and pipework. However, it was later discovered that asbestos particles can become airborne and easily inhaled, causing serious health problems such as lung cancer, asbestosis, and mesothelioma.

Asbestos-containing materials (ACMs) can be classified into three main types: blue, brown, and white asbestos. Blue and brown asbestos are considered the most dangerous due to their high fibre concentrations and are now banned in the UK. White asbestos is the least harmful but is still present in many buildings constructed before 2000.

It is essential to identify and manage ACMs properly, especially when refurbishing or demolishing a property. The Control of Asbestos Regulations 2012 requires duty holders to identify and assess the presence of asbestos, prepare a plan for managing and monitoring asbestos, and provide information on its location and condition to anyone who might disturb it. Failure to comply with these regulations can result in hefty fines and legal consequences.
